Went to Amara Hotel/100 AM and tried this soba located at level 02-28 - Healthy Soba Iki. I think the soba is chewy and the soup base is tasty.
At 2.19, yield is about 5.5%.

Will the future RTS rail affects the shopper traffic! CEO said the opportunity is available now and they have carefully evaluated the situation. Shopping in JB is about 3000 a day from Singapore. Is a 2 way traffic flow or leakage of ppl going there about 40,000 people a day when RTS is ready.
North Point City North Wing is currently enjoying about 72.1% . Future residential supply is expected to increase shopper traffic
This acquisition of the South Wing is dpu accretive as Yishun is a densely populated location. Strong market low supply in Yishun area. Easily accessible by the MRT and Yishun bus interchange.
Increase revenue up to 8000 sq ft. Higher potential rental yield.

At 2.16, yield is about 5.6% which is quite a nice Yield level!
I think boat is back! Perhaps we may see a rebound from here!
