Singapore-based developer Centurion has revealed a proposal for a significant mixed-use redevelopment of the former John Martin & Co warehouse, located on North Terrace, Adelaide's central business district premier boulevard.
The $300 million project will feature three new towers constructed behind and above the conserved 19th-century sandstone facade. The plan aims to preserve and incorporate the heritage-listed building while adding three modern towers that will include student housing, residential apartments, and commercial space.
The development will offer apartments for sale, alongside a 30-story tower specifically designed for student accommodation, addressing the increasing demand for dedicated student housing in Adelaide's city center. Retail shops, restaurants, and entertainment venues are planned for the ground and podium levels, intended to enliven the street frontage and improve pedestrian links between North Terrace and the nearby Rundle Mall shopping area.
A central aspect of the proposal is the conservation of the site's historic sandstone structure, built in 1867 and designed by notable colonial architects Edmund Wright, Edward John Woods, and Edward Hamilton. The building initially served as a warehouse for the famous Adelaide department store John Martin & Co, which ceased operations in 1998.
The site is positioned opposite several of Adelaide's major cultural institutions, such as the Art Gallery of South Australia, the South Australian Museum, the State Library, and the university district. This location places it within a key corridor linking the city's cultural, educational, and retail hubs.
This marks the second redevelopment proposal for North Terrace in recent months, following the Palumbo Group's plan to redevelop the heritage-listed former Royal Hotel, which has been vacant for more than ten years.
The Palumbo Group project, located just over a kilometer from Centurion's site, involves plans for 211 apartments across two towers.
