  • Compared with 2024, the overall Singapore REITs market is weak.

  • In terms of returns: According to DBS Group Research, the yield of S-REITs in fiscal 2025 is expected to stabilize at around 5.5% after adjusting for capital replenishment and all-cash management expenses, lower than the reported 6.1%.

Retail, commercial, and medical SREITS sectors performed well

However, among the SREITs with a market value greater than SGD50M in SG, a total of 12 will have positive returns in 2025. And 7 of them have achieved returns greater than DBS's expectations this year.
